I make sure that I provide my client with all the information they will need to know, but I always make it a rule that the client primarily has the final say on everything and I will only act if they agreed upon it.

"I make sure that I provide my client with all the information they will need to know..."

Then when you do all their homework for them, guess who they're going to blame when they "move to a city you made sound safe..." ? Or "the taxes aren't what you said!"? Or "You made it sound like _______"?

Let them do all their own due diligence miss.

So i think the client makes all decisions within their control. this should never be in question, as the client is your employer. if you are uncomfortable with the client's instructions or decisions, you may unilaterally cancel your employment agreement with the client.

"So i think the client makes all decisions within their control."

If you're giving them all the info as you stated, you're setting yourself up.

    I wish you luck.

"What is the limitations of an agent?"

Besides opening doors for buyers and chauffeuring them around that is their limitations. Beyond that they have no real purpose or use.
