    Default Marketing to Realtors

    I'm working on a project with a New York Times Best selling author who's written @ 13 best selling books (mostly real estate investing). He's also one of the top real estate investors/speakers in the country.

    His team's developed a teleconference designed to help realtors in the current housing market. We want to do regular consistent teleconferences for different small groups.

    I'm head of marketing these conferences, but not sure how to approach realtors. Any recommendations to where/how I can market these teleconferences? We tried facebook ads with little success. Any suggestions are very much appreciated! Let me know if I can also help. If somehow networking with a best selling real estate writer/speaker would benefit your business in some way, let me know!     Hello,

    How to market the conferences. Well, obtain Realtor's email addy.

    When producing an email marketing blitz: Get to your point. -I can't stress this enough.

    Put on the reference line, the TYPE of conference. Many of us will choose which we'll attend. Don't talk all around the subject matter that'll be discussed either. NOT this: "Are you a frustrated Realtor who's had it with the current economy and want a change?! Tonight, Mr. X will discuss a technique only the pros use and blahblahabllburgerkingblahblah". Fuggetaboutit. Remove me from your list immediately. And no, I'm not "going to remain broke" because I didn't attend this "One time only!" conference. That scare tactic in an email of all things is so 90's and it didn't work then either.

    Keep the body of the email short and sweet. Any Larry from Three's Company bullshit or Buffini Rah Rah nonsense, be prepared for an "opt out" blitz and don't dare be surprised.

    Make the email/newsletter like two lines, double space, then another two or three lines.
    A phone number on the bottom with who we can call if we want to speak with a human.

    It matters not how many books have been written or this gentleman's credentials: We've seen, heard and some of us have done it all. From Buying with no Money Down!,"Join their hand, walk away", Sheriff Auctions, Government Auctions, International RE, Tax Liens, Probate, bait n switch, Buying Notes, Fix N Flip, REO's, Fix N Hold, RE management, McCorkel, Fernandez, Robbins, Reed, Grossman, Sheets and locating Hard-Money lenders to buy "complexes" in "target zones".

    In 2011, with the Internet being twelve years old, you're going to have a hell-of-a-time finding Realtors who haven't heard or done it all, but good luck just the same. Try a couple, if attendance isn't what you expected, it's because, like I said, we've "been there, done that". It's not personal.

    Please, keep the email marketing stuff down to a reasonable level and make 'em easy to read, to the point and NO Buffini Rah Rah nonsense.

    I dread whenever I get a client who has read one of these best selling real estate investment books. For some reason these investment strategies are always out of touch with reality.

    ie. If these investment strategies actually worked then this author wouldn't have to take the time to write books or sell us webinars because he would already be wealthy from his real estate investments.

    ps. I have already deleted 4 emails this morning from investors wanting me to attend their webinars.

    Thanks for the responses. Yes, I hate all the sleazy car salesman marketing copy using the same old tired tactics. And I agree there's a lot of garbage out there in real estate investing books.

    As far as marketing teleconferences... Unfortunately, at this time I do not have a targeted (opted in) email list of realtors. I was with my realtor a few weeks ago, and couldn't believe that within @ two-three hours, she received two "SPAM" phone calls from people who found her # on her website, and took the liberty of cold calling her to tell her how they could improve her online presence or something...

    I'm NOT going to cold call (harass!) realtors and obviously not going to SPAM email people I do not know. :-) Not only is that annoying, but illegal.

    I'm just going straight to you guys to see from YOUR perspective, if anyone has suggestions of a fresh way I can market this to "your kind." :-)

    Maybe I could start by approaching individual agents I know personally, and try to line up teleconferences for the agents in his/her office?

    It sounds like a pretty tough sell. Most Realtors are fed up with the emails for teleconferences, webinars, seminars etc. I don't even open those emails anymore because I'm sick of them. This industry has too many gurus (all of whom are "top" real estate investors etc etc) who want to sell you some method.
    For one thing, in your shoes, I'd definitely try to stay away from terms like "top real estate investor", or "best selling", and try to come up with a unique approach. We've heard all the hackneyed old phrases before and we're tired of them.
    Sorry that I can't offer any more constructive advice than that, but it sure sounds like you have a really tough job ahead of you.

    I agree with that, I never open this e-mails, actually people are tired of e-mail marketing, it's not working anymore, i think.

    Sarah and Malcolm are right. Look, I was still giving email marketing the benefit of the doubt. I've changed my position. These folks have more experience than I obviously and know what they're talking about. Plus, you said yourself you tried this on what Facecrap whatever with very little response...

    If you have the chance to earn a heafty commission by working with this man, and it's your job to market his books, and email marketing doesn't really work anymore, why not start locally and have a "seminar" in your or his living room. This is how my Wall St. transplant friend got started with his knowledge; it just grew by word of mouth. Yeah, it took a year, but he didn't spin his wheels with outdated marketing techniques.

    If you feel his experience and knowledge is something people need to know and his knowledge WORKS, then begin your marketing slowy and surely, live, in person, short & sweet and to the point. Show the attendees examples (on a white board) HOW it works. Show them many times. Leave plenty of time for question n answer too.

    Whether one is pushing buying stocks in a start-up (like Mr. Pearlman), selling insurance, hell, even Tesla had to show people his ideas worked. Start locally. If this guy's really all he says and can prove it with doable examples, then you shouldn't have any trouble having people with big mouths at these first few meetings, spreading word.

    Good luck. Try it this way.

    In order to reach realtors with the services you offer, you must search for a list of realtor websites and visit all the sites there. Once you are at the site, go to the contact page and get the email addresses and contact numbers. Doing this allows you to reach them by phone or through email marketing.

    I agree with other responses to the thread (that this will be a tough sale). However, I don't think it is impossible. I think the general theme you should take from this thread is that if you are going to market via email, make sure you create pointed, concise emails that directly address your offering, and make sure you sell the service based on the uniqueness of the process etc, and not on lofty marketing lingo.

    There are paid softwares that can manage email marketing. Thsi will help you to boost up your way of contacting clients.
