    Default Upgrades that make homes sell faster

    Perhaps we can all generate a list of worthwhile upgrades that help selling homes faster.

    I love to start with the kitchen and bathroom. Kitchen counter is one (granite?). Kitchen floor is another (tiling?). As for the bathroom, replacing the sink can be inexpensive. Reglaze a working tub makes the bathroom seems newer.

    Anything else?

    Some inexpensive upgrades that can definitely help - Most under $1000

    Professional Carpet clean
    Flowers and new landscaping
    Pressure Washing
    New D/W or M/W
    Refacing Cabinets
    Interior Painting
    Refinish Hardwoods (Sandless refinishing is now possible)
    Update Faucets
    Update Lighting
    Install/Replace window treatments

    There are lots of different things you can do to make a house present better; however, one undeniable incentive that will help move a property quicker is lowering the price. Unless there is an issue that makes the house show extremely poorly, I am from the school of thought that thinks it is generally better to offer a price cut or purchasing allowance, rather than trying to guess a potential buyer's preference.

    Curb appeal is very important when it comes to marketing your house. Since about 90% of people start looking for homes on the internet it's very important to have great photographs, otherwise your house will be ignored.
    You can increase the curb appeal greatly by having the house well landscaped, and even planting a few strategically placed trees in the front yard. It's relatively inexpensive and will get your house sold much faster.

    Default Bathroom Remodeling

    Let me stress the remodeling of bathrooms. The costs can be minimal. First, fix what is broken, such as chipped or cracked ceramics or tiles, odd smells,

    Other inexpensive tasks include changing a few fittings, upgrading the vanity mirror, and redoing the grouting.

    If you have more money in the budget, add a tub to the master bathroom if it doesn't have one..

    Little home renovation projects like replacing old doors with more vibrant ones is a good start. Even just updating window frames or sills with a bit more attention to detail can go a long way for buyers who are concerned with aesthetic appeal.

    If your goal is to sell your home, a kitchen and bathroom remodel is the best improvements for the dollar.
    Buyers are expecting a home to be in pristine condition now and sellers have to be aware of this important aspect of selling their property.

    Removing wallpaper is a must in my view. You can also add cheap stainless appliances. Everyone thinks stainless is high end.

    When we remodel we also add tile to the floors. Carpet in bathrooms, kitchen, and entry way all must go.
