    I hate to say it but if a seller wants to sell the home fast, then he/she has to bite the bullet and sell it cheap. If the seller has more time to wait, then it's a different story. There are plenty of investors out there, myself included, that are willing to buy homes at lower prices.

    I don't know man. The intentions of the company are good but, it all depends on the seller.

    Foreclosure recipients don't count. They're not in a hurry. Short Sale customers aren't really because the banks aren't in a hurry.

    Pre-foreclosure customers and the ones who own their homes free and clear are the only clients I can see "selling fast" and I don't know anyone who owns their home outright.

    So we're dealing with Pre-foreclosure clients I guess. But chances are, they too are under water so I don't see how this company will help them. They're not going to "step in" and buy a house that's under water unless of course it's in an up and coming neighborhood or will remain the upscale "A" list neighborhood it already is. What are the chances of this?
    Buy and Lease Back? This company must be pretty generous.

    Buy n Hold? For another five years? I don't know any company that has this type of cash flow to do this.

    You will sell your property quickly, but it will go cheap, probably at a price that really won't make you.

    As far as I know, the more it takes longer in the market, the cheaper it gets. You guys are right, if the owner want it to be sold fast, there is a little chance that the property will be sold at price that he wanted. Lesser cash on the owner's part.

    How fast is "fast" actually? because, its rarely possible to sell a house 'FAST' and still get the desired amount of price.

    I would say, there are buyers who will offer you good price even if the market is down. All you have to do is find out the right buyer/investor in your region.
