    Default How do I look up comps in for property in Nyanza, Cape Breton, Nova Scotia?

    Hi,

    We have some land for sale (no buildings) that has some waterfront land on Bras D'Or Lake, and would like to determine a value for it. We're in the US, so we need to be able to do it remotely. Will zillow.com work for land in Canada with no house? If not, what would be the best way to go about appraising the land on our own remotely?

    Try Zillow, look at the results. If they don't jibe to what you think your property's worth, then call an appraiser. I'm sure there's some local firm who can send someone to the property and who have enough intelligence to read a map and get you on the phone. But then, now that I think about it...

    Be that as it may...You'll probably have to direct them to the land if you don't know the GPS coordinates. Perhaps you could give a local Realtor the size of your lot and its location and they may be able to help you based on comps the maaaaayyyy have.

    Most importantly, be truthful with either guy. If your land is a mile from some radioactive soil or your land is unbuildable or is near a sinkhole or something, do your best to ascertain all the info on your land the best you can, Google Earth, etc. and pass it along.

    Zillow is notorious for being wrong. Use it at your own peril.

    Doing it yourself may sound like a money saver but if you sell it too cheap then you stand to lose more then your savings.

    Hire a professional. There are plenty of them on the internet.
