    Default List as 2 bedroom or 3 bedroom

    I have a cape cod that is for sale. The auditor's website lists it as a 3 bedroom. We have one bedroom down and upstairs is divided into two bedrooms each with closets. However, the stairs come up through the one bedroom and you have to travel through that bedroom to get to the other bedroom. My realtor wants me to list it as a two bedroom. Is there any logic to doing this????

    Room on LL w/closet = Bedroom
    Two rooms on UL EACH with a closet = 2 bedrooms

    Total: 3 bedrooms.

    What is the home permitted for? Do you have sewage capacity for 3 bedrooms?

    Around here it depends on what the house has sewage capacity for. We have lots of rooms with closets and bedroom furniture that are not legal bedrooms.

    Even though the auditor's site may list the house as a 3 bedroom, I think you will be hard-pressed to find many buyers that are ok with sharing their bedroom with the public stairwell. I might suggest trying to market this space in your listings as office space, or even just as a common area.

    If you did research on your realtor, and your realtor is successful, you should go with your realtors opinion. Every market is different, so he or she may be correct in your area.
