    Default How do I get rid of a loser lead

    Two days ago, I was given an expired lead from a veteran in my office.

    Mr. X owns a half acre of land that he over-priced and was on the MLS for a year.

    Mr. X wants new blood and wants to know "my marketing plan".

    I put my foot in my mouth and told him two days ago via email that I'd download some comps so he can "price it to sell".

    I know with my twenty + years of dealing with the public, no matter what I say, he'll insist his land will sell and wants to know, right away how I'm going to do it, in this market.

    How do I politely tell a diluded "prospect" that I don't want his business?

    I've already thought of: "Sir, in my haste, I didn't realize how busy I was". And, "I'm primarily a buying agent sir. I don't think I can represent you to my fullest capacity". And, "Sir, the other active listings in the same vacinity have been on the market for two and three years respectively. Because sir, and you agreed with the referring agent the other day, that, there's no market".

    I have a feeling no matter what I tell this guy, it won't be good enough and he's got selective hearing.

    Now what?

    I don't think this should be hard.
    Pull up the comparables and determine what price the land will sell for in a reasonable amount of time.
    When you see him, explain the situation as well as you can, and if he still insists on listing it for too much,tell him to find another agent to list it.
    Just explain to him that you put a lot of time, energy, money and resources in marketing your listings, and there's no point in wasting all of that on an overpriced listing that won't sell.
    Be prepared to walk away. Taking overpriced lsitings is like swinging at bad pitches in baseball.

    Alright, I'll try it. I hope it works. I'm convinced SOME people can't handle the truth.

    I'm planning on walking away even before I call him.

    Tell him that you have your plate extremely full with other clients and you wouldn't be able to give him the attention that you require yourself to dedicate to your clients. If he would like, tell him you could forward him a few contacts and will keep him in mind for any potential buyers that you run across etc etc, but right now you are simply unable to take on any more properties/clients.

    Also not a bad idea. I compiled a Stytistical CMA last night and downloaded his competition.

    If after speaking with him, later today or tomorrow and he insists on listing with me and thereby calling me every hour looking for an update AFTER his listing goes on the MLS, (because that's what deluded people do), then my plan is to file the paperwork with my broker next Monday, and give him away.
