Condo Not Selling ... Problem? Get New Realtor? - Help!
OK heres the story ....
Ive had a Condo up for sale for like 4 or 5 months now , there was 3 others listed in the building at the time of listing , im using a No-Name Realtor and the other 3 were using the top ones that you usually see selling places... anyway those places all have been sold and mine is still for sale , mine was also Priced Lower then the others and looked better , it has newly redone stuff, stainless steel appl. etc. the part i dont like is its open for viewing anytime cause i dont live there , so everyday is like an open house and theres only been 1 person a Week coming if that and this last MONTH theres only been one person ... do the top realtors actually sell places better? do they drive more people to see it cause its a sweet condo , but when no ones going to look , it cant really sell.
ive never really done the selling of a place before , but i thought lots of ppl would be coming to at least see it and maybe get an offer or two ... but its like flatlined ... whats concerning is what my realtor said ... she used to work for the BIG name companys ( i used this person when i bought the condo ) and she said she didnt like it cause theres pressure to SELL ... and now that shes at this no-name place theres no pressure and its so relaxed ... but i dont want someone to be relaxed ... i want you to do whatever it takes to sell my place ... its almost like the realtor is just sitting there waiting for it to sell putting no effort in .. i mean listing it on MLS isnt really hard work ... i need some help / advise etc.
what can i do to drive more ppl to the condo? new realtor? ... Help.

Maria, there are a number of things that you can do to increase showing volume, even before you modify the listing price. Do you have professional pictures to show off all of your improvements? Most condos have smaller rooms (in general), so a professional photographer is able to use a wide-angle lens to make the rooms look more spacious. Also, is your condo furnished or completely empty? You will want to have furniture in place...or at the very least for the photos. Additionally, a quality photographer (like from tourfactory.com) will be able to advertise your listing ALL over the internet (for no extra charge!!). It's important in this market that your listing is advertised on 10+ major websites (including Craigslist and Backpage). Make these changes, and I'm confident that you will see much more traffic. Need to make an action, your condo will not sold if the Realtor will just sit down and wait for the people.You need to create an effective marketing strategy like online marketing.Most of the buyers now a days search through online.

Big brand companies don't sell anymore real estate than no brand companies. My 3 person company blows away the big name brand companies.
While your condo was priced lower than the rest was it comparable in size, views, condition, location and commission? Is it possible that even with higher prices the other condos were a better deal?
Most likely, with the educated consumers having MLS access to all the condos for sale the buyers who bought the other condos also looked at yours but chose the other condos over yours.Your Outer Banks real estate agent. Learn how to buy Outer Banks foreclosures.

condo not selling
There are many reasons why the buyers could have pick the other condos before yours. If its on the MLS then the buyers have access to the information on your condo. Are there pictures of the condo on the MLS? Is it located my a busy street. How does the floor plan compare to the other properties?

I think you don't necessarily have to have the most expensive realtor, but the most reputable. Unfortunately, that usually means more expensive. No nmae seems like a bad idea to me.

You are asking a general question for a very specific problem. Your current realtor is not pushing traffic and offers for your condo in what is clearly a good market. Find a new realtor.

Selling effectively
I would suggest you look up your property online and have a look at it. See if what you see is something you would buy, or if the pictures do not do it justice. You will also find out if the agent you have has access to the mls, if you cant find your property that may be the root of the problem.
When you find the property read the description and make sure it's accurate and that it covers all the renovations you've done.
Ask for new comps. I have had clients that know what the selling price of the house was just because they knew what the seller told them. When we looked at the list price it was less than they told the neighbor and it sold for even less than that. New comps will reflect the actual selling price.
Oh, and although I work for one of the big companies, I will tell you this, a good agent is good no matter what name is backing them up.
