    Default Exclusive Rights to Sell - question

    I was told that in order to put ad on realtor.com agent should have exclusive rights listing contract. Is this true or lie? thanks a bunch.

    It could be true or it could be a lie. While realtercom accepts both types of listings, the agent you were talking to might not be allowed to use anything but an exclusive right to sell per their companies' rules.

    Personally, I wouldn't waste my time with anything but an exclusive right to sell. IMHO, a seller who wants to use an and exclusive agency is a seller I do not want to deal with whether I am looking for a listing or showing my buyers properties.

    I would not list with Exclusive Agency! Representing a buyer, the MLS will should sure I get paid...notice I said should.

    I wouldn't count on that. If the buyer goes directly to the seller then you would have to go after the buyer for the commission because the seller doesn't owe a commission if they produce the buyer.

    I think stating should pretty much sums up there is no guarantee of getting paid. By working only with clients that have signed a EBA, it helps. But there are no guarantees in life.

    I do not think it has to be an exclusive right to sell to be on realtor.com. As Greg stated in his first reply it may have to do with many agents/companies will not do exclusive agency listings.
