    Default Security Deposit - how much in advance can I collect it

    I have a house I rent out to students each school year.
    A group of students want to rent it out for next school year which
    starts on 7/1/2011 to 6/30/2012.
    They want to sign the lease now so they don't loose the house.

    Can or should I collect a security deposit now or should it be upon
    moving in.

    Yeah it is legal and ethical to get a safety deposit,I would suggest a month rent as a safety deposit.
    So oly those who are serious about renting it will give this safety deposit and will book the house..
