Help Your Real Estate Agent, Help Yourself
We hear a lot of talk about real estate agents--what they should and shouldn't do and say, whether they represent buyers or sellers--but we don't hear too much about buyer responsibilities.
A successful real estate transaction requires cooperation from everyone associated with the sale. There are things you can do to help your agent, which in the long run gets you to closing faster and with fewer bumps along the way.
• Get pre-approved by a lending institution.
• Think seriously about your needs and wants.
• Be honest with the agent.
• Don't ask your agent to do anything illegal.
• Cooperate with the agent.

Points well made and will be very helpful when followed by both buyer and seller.

Good post to inform buyers and sellers. One thing i would add is:
Getting back necessary paperwork for realtor and lender promptly.

Thanks for sharing. You can help your real estate agent by means of giving them list of prospected clients. In this way, they easily work for it.
Get information on investing in Philippines real estate. It's the best way to find Manila Real Estate.

Great post.
I went out to dinner with an Agent friend of mine last week and she commented that agents have a saying that "Buyers are Liars". She went on to explain that buyers often don't know what it is that they are looking for or what they really want. Sometimes they think they want "one" thing, only to realize that they really wanted something else.
Capturing a buyers needs can be challenging. I had a great and patient agent when I was buying my home. She took my wife to look at over 30 homes over 3 days and we finally settled on one home but could not come to terms with the buyer...so the hunt started all over again.
It was not always easy to articulate what it is we were looking for in a home. In fact, that is why we ended up creating a tool to help capture those ideas and allow us to communicate it to our realtor. It is also the basis for the iPhone app we will be releasing in the coming months.
Being able to properly communicate what you are looking for is a critical piece in my opinion. As a buyer, we know what we are looking for but it can be hard to put into words.

Brokers like to make it sound as if their fees are engraved in stone, but that's rarely the case - especially in a brisk market, when brokers fiercely compete for properties they can unload fast.

All too often, buyers think that they don't need an agent. A good agent can be a tremendous help if the buyer takes their advice. The more proactive the buyer is-the easier it is for the agent to help them find the perfect home

Maybe you should convey something like reliability superior service the stability of houses or some other attribute that buyers want.
