new and lost
Hi all,
Im a newer agent in san diego and ive been doing my best for about three months but ive got nothing and its killing me i do not like to fail or fall to the way side so im looking to find a better way. So far ive been doing a small farm of about 100 in east county and most the phone numbers were bad and the other weren't interested. go figure. lol ive been trying to get some open houses in but even when i do im only getting 1 or 2 people walking through its been rough. so if any one out there know where in coming from id love to hear from you . thank you all for your time.

Definitely know where you are coming from, as we all have to start somewhere and that somewhere is generally at square one. Farming is good and dandy but it is for a longer term and I would not expect for you to see a quick return on your investment and time. Do you mind me asking how old you are? Some agents new agents can find a lot of quick business from their sphere on influence, but unfortunately from my experience if you are pretty young you may not have a big enough sphere to get started or you may not know many people that are looking to purchase or sell. The best broad advice i can give is see what the best people in your field are doing, and do it better...get together with other agents in your office or if you have an office manage, or even friends and brainstorm creative ideas. I am 27 and i have turned to my sphere of influence and nothing has been fruitful.

Is your office manager very helpful? They should give some guidence on these matters, as in most firms it is part of their job.

A manager to give you some tips? Any friend who would help you?

Find an office where they offer hands on training. Don't look at how much the commission split is because that is not important until you learn how to sell.

I wouldn't get too discouraged. The work you are doing now pays off in the future. There is a lot of lag time in real estate between work and getting paid. Just continue to stay in contact with the people you've met. Work open houses and stay in contact with those people. It all takes time.

Well, this strategy will not immediately improve your situation, but I would suggest learning how to better use the internet to bring business to you. More and more people are going online to find and list homes. If you're not capturing your share of this then you're missing out. I'd suggest taking some time and doing some research in this area. I know some here in the Midwest, in Greenfield, Indiana who have tried farms. If you ask me you'd be better focusing on suburban residential real estate. There's just more of it.

I concur to this,when your methods failed don't stop trying also try new ways and by using internet you can make m\new strategy's and reach the people you will surely get tons of business if you work hard.
Also continue with all the old business models you tried don stop working on it too.

My suggestion is to start practicing professionalism in everything you do. Pay attention to details. You never know who will be looking at what. Make sure your communications are clear and have a definite point.

What does this sentence mean???? Are you farming the small farm or trying to sell it? What are the phone numbers about?
Capitalization and punctuation are also required for clear communications.
You got some good general suggestions here because you were not clear about what exactly you wanted to know.
