Rental: one price for college students another price for family
I have a house I would like to rent out, it is located near a college.
I can get get $800 more a month renting to college students vs renting to
a family.
I don't mind who I rent to, It would be $3000 vs $2200 monthly rent.
How can I advertise with the first price for college students and the
second for a family.
I doubt very much I could get the first price for a family, If they could afford
that much, they would probably just buy a house.
Can I not advertise a price and when they call ask if they are college students
or a family, then give them the price?
Should I just put two seperate advertisements in the paper?
Is what I want to do ok, legally?

You should be honest and write the truth what you really want. This is the best way for you to find someone to share the flat.

So you say advertise it as $3000 month for college students
and $2200 month for non college students.
Is this legal?

How many units do you have? If you are that close to a school where many students rent, it should be pretty easy to market directly to them and fill up your units...maybe alter your marketing efforts towards students more

I agree with the other guy that you should disclose everything in your advertisement and maybe double check with a local realtor as to how to market it.
