Default How to increase the appeal of your home for prospective buyers?

What are some quick fixes you can do to your home to increase the appeal to potential buyers? Besides the obvious paint, window cleaning, etc., etc.

If there is a smell, your house won't sell.

Get rid of clutter to allow the buyer to really see your home.

Make sure the front entry floor is always sparkling clean and the porch and steps are always swept. First impressions count.

Set the dinner table with your best china.

Buyers want to move in a home and relax. If they see anything that looks like work they will be turned off. So make sure they don't see anything that looks like work. Aside from that reduce the price.

Some flowers and a good lawn in front of he house. Everything should clean and even bright. And you should be honest about the neighbours and so on.

Yeah, no clutter! That means the walls too. Do you really need five hundred pictures of yesteryear on a wall? Just replace that knotty pine, brown paneling with sheetrock and a nice wallpaper border. People want to see possiblities. They want to see modern. If your house appears dated, but clean, you may be okay. Sorry, people won't like if your house is painted pumpkin or purple either. No, yellow with green trim isn't good either. Slippery walkway up to the front door? You're doomed as crazy Ralph from Friday The 13th would say. Like Bones said, people want to move in and relax, not work to replace this or fix that or renovate the attic, forget that noise. Like Bones said, aside from that, reduce the price.

Default I second the "no clutter" idea

I agree that having no clutter will be a major benefit. And keep in mind that what may be "clean" to you might be "clutter" to someone else. People are very visual, and they're used to looking in the Pottery Barn catalogs and they think that's what a home should look like. If you have collector's plates covering the walls, and embroidered hand creations strung around the living room, compare this to a Potter Barn catalog and you'll gain some insight that this may need to go.

Based on your question, I'm guessing this may not be a problem of yours; however, I'm sometimes surprised at what I see (and smell). I viewed a home a couple years ago that smelled like poopy diapers (no joke). It turned out that the residents kept their young ones' diapers in an open trash can, and I still to this day can't get that smell out of my mind.

I'm sure everyone has horror stories, but hopefully this insight will help (I'm kind of seconding what the others have said).

One other thought is to emulate the experience one might receive when staying at a nice hotel. If you can re-create that experience for the people entering your home, you'll be posting SOLD sooner than you realize.

    Happy selling!

Clean and de-clutter. Now is the perfect time to throw things away that you don't want to pack up and move with you. Put away all family photos, they are too distracting for buyers.
