How does one obtain a "mutual unconditional release" from my contract with a questionable realtor I mistakenly signed up with in Indianapolis?

It really depends on what the contract says, but usually if one side is not performing per the contract terms then the contract can be terminated.

Talk to the agents broker in charge and see if they will get you another agent in the firm.

This is why buyers should not sign a buyer agency contract. There are usually non-exclusive buyer agency agreements that can be used to fulfil the agents duty to disclose who they are working for.

I don't know man. In Pa, the Buyer/Business Relationship (agency) agreement must be signed. It can be written to expire that day we take the buyer out, but it must be signed after the buyer reads and signs the Consumer Notice. The Consumer Notice only explains the choices.....they have. The Business Relationship Agreement proves they chose what form of relationship between the agency and the buyer. (If The RE Commission comes knocking).....
