R.E. investment club advice.
Hello,
Since I am interested in finding a “teacher” or “guru” to help me on a one-on-one level, I thought about going to one of our local Real Estate investment clubs here in the Los Angeles, California area (that I have thoroughly invested the club for scams and frauds and they have come out clean), but it just seems that though they do offer a wide array of real estate investment services, it seems that they ultimately have monthly meetings and seminars just to help the featured speaker sell his or her “books, dvds, services, boot camps, etc.” often costing $500+. The president of this group offers various membership packages (so one can gain R.E. investment expert help, however she charges at least $175 for 30 minutes one-on-one time with her), but her complete packages range from about $200 to $500.
Mainly as I look towards my future (since my credit is not that good and I do not have much money), I would like to find out and learn one-on-one about doing “no money down” positive monthly cash flow type investment property R.E. deals. Yet I DO NOT want to have to buy ANOTHER set of books, dvds, and boot camp package. Ideally, I just wish I could hire a “teacher” or “guru” (who IS NOT a scam or con or fraud artist) to hold my hand and walk me through a few “no money down” positive monthly cash flow investment property R.E. type deals . . . that would not charge me thousands of dollars for this service.
How could a find a legit reasonably priced “teacher” or “guru” in the Los Angeles area to help me on a project like this? I did find one such guy online, but he lives in another state and only offers this service via telephone and email . . . and not one-on-one in person. So I think it would be too hard to learn these techniques by not having a live body to interface with in person.
Any help or advice would be greatly appreciated. Thank you.
