    Default Swapping Properties

    Are you seeing any increase in home swaps? Would an agent even be involved in that kind of transaction?

    Where would one begin their investigation of this kind of transaction?

    I'm new to this board, so please, no chastizing if this question isn't relevant to this board.

    You might be interested in researching 1031 Exchanges if you are talking about investment properties.

    Not investment properties, our primary residence
    Was just wondering about the swapping as another possibility since selling seems to be a problem now (we live on Cape Cod - many secondary homes, lots of foreclosures)

    Swapping, owner finance, lease options, etc & other methods might be used. It may be best to speak with several local licensed agents since they will know the real estate laws specific to your area, market trends and other info that may help you understand the ins and outs of swapping a property in your area.

    I would be glad to list a property for sale and if there was a way to swap it and I would still be paid for my work, then it would not be a problem for me.

    The market is never too bad to sell your home if you have enough equity to price it where the market is.

    If you don't have the equity then you can't do a trade either. Any loan would become due at the time the trade was recorded.

    If you have the cash to pay off the loan then just sell your house at a loss and bring the amount due the lender to the closing table. Any loss you incur selling your house will be made up when you buy another house where that seller is also taking a loss. (all of them)

    I have tried to swap my TN cabin for more than 6 months and very actively. No success. Actually I saw a lots of problem down the road with swapping....

    This is very true because one of my friend is in to real estate investment and he is in lots of profit

    I found swapping really difficult and tricky.. meaning that you can loose a lot of money...
