Zoning residential home for commercial use?
Hi, My name is Cindy and I live in Delaware. I am interested in a house that is dual zoned for commercial/residential. I would use my VA loan to purchase this. How difficult is it to get a residential house zoned for commercial use? My husband and I renovated our home so I dont mind something that needs a bit of touch up to keep the cost low. In event the business didn't go as planned it would be an investment and I could rent it out or sell it.
I am looking to start a business that would be a education/resource "center" of sorts for pregnant and new mothers.

My friend Heather F facilitates BabyWearing Meetings and went to Babywearing School in Utah. Soon she will be an Instructor training other babywearing educators. She also is a La Leche Leage Leader.
Carrie D, former Breastfeeing Peer Counselor for WIC and new IBCLC would be in charge of everything lactation. From classes to individual consults, pump rentals, etc.
Leah P, would teach a fusion of prental yoga and belly dancing. She is a babywearing mentor and will become an educator once my friend starts teaching classes. She also will take doula workshop.
I will teach Childbirth Education. Im collaborating with a former doula and new homebirth midwife to develop a curriculum to train doulas. Her and I will teach the workshop together. I also plane to offer a class on making homemade baby food and lead the doula support meetings.
We would like a small room that we could rent out to independent holistic practitioners.
I'm thinking we would start this in 6mos -1 year.

In a nutshell ma'am, it all depends on what kind of mood the town counsel's in on a particular day. All you need is one single working dad or mom who works all day at a job they hate, only to come to yet "another town counsel meeting....." after feeding the kids etc., and hear yet another request or complaint from someone who doesn't know s** about anything. This of course all after the State sanctioned exclusive prayer service.
Why would it matter you ask? Because that one vote can make or break the end result.
For example. I have a client who has ten acres on the market. This land is "suitable for horses", which he owns and how the property is marketed. Back in February however, the geniuses on the town counsel one evening (undoubtedly after a long, hard day and their State sanctioned exclusive prayer service), voted "no more horses". So now my client is SOL because of some asinine vote on another non-issue.
