Talk about your 1st sale
I'm not an agent yet (still taking courses in school) but I would like to hear about some of the experiences you agents and brokers had when you made that 1st deal.
Were you really nervous? shaky? sweaty??
And how long did it take for you to make your very 1st sale after you got your RE license?

You should read my article/post Practical advice for newbies.
Don't be nervous. You may luck out and work at a great agency that gives you a
career coach and lots of support.
Just remember this one thing while you're filling out the contract and making an offer for a client: SLOW DOWN. Don't compromise your profession by moving too quickly. When everyone else speeds us, you slow down. Much like a witness: they control the pace of the proceedings.
Concentrate on filling out the paperwork correctly ONCE. Don't think about the commission, you'll screw things up and the client's going to get pissed at you forever.
Good luck

It took me four months to get my first sale. It was a mobile home in a park where the residents own their lots. I got both sides of it.
-
First sale was a $69,900 foreclosure listed with another agency. Luckily, it closed in two months after the buyer's offer was accepted.
But that *****/ buyer constantly tested me, everyday: "Chris? Have you heard anything from the bank?" "I think I should call the bank instead of you." "Be a little more aggressive" "Can I withdraw my offer?! Ya know..Um, I just feel you're not being aggressive enough".
Hey! Melanie!? FO. Made a whopping $498.37. For the year nonetheless. -yes, one word.
This is what happens...."indicates the frenzy feeding of a large squalis, perhaps angemanous, or asurus glachous".....when you're a Realtor in Jerkwater USA.

Whatever you do, don't pretend to know something you don't. Make sure that someone with experience goes over your paperwork, and don't be shy to ask for assistance from people from your office.
Real Estate isn't rocket science, but there's quite a bit to remember when you're not familiar with the paperwork. It's very easy to forget something.

Just hang in there with her until the end. At least you are getting showings and she is on you about letting her show it.... I know realtors who can't even remember what properties they have listed and don't even know when it is being shown.

I had my first listing from a cold call. It sold by another agent...No sweat or fear, it just happened smoothly and I was particularly happy with that first check :-)

Worked as an accountant and marketing assistant in a real estate here in my country and I have seen great expressions from agents closing their first deal. It was my pleasure that I had helped them also to achieve their targets.
