I'm a first time home buyer. Based on my experience so far (past 3 months) I can give you some suggestions
1. Have a website and market your self
2. Let friends and family know
3. Advertise in paper
4. Advertise in web like craigslist,yellow pages or any local posting sites....
5. Flyiers in the neighbhorhood
Sure you will find some good leads.
To help you grow, here are some of the tips
Not all buyers know the home buying process. Help them with all the questions they have .Show them you care. Answer the phone calls. Give rebate from your commision. I have seen some realestate agents give upto 2% of their commision back.Be nice with the clients.

that's funny that you think realtors should rebate their hard earned commissions. there are many agents out there that will do that because they feel that buying their business is easier. we work hard for our money and there are many things that go on behind the scenes that most buyers and sellers aren't even aware of. buyers that expect a rebate are the ones that will be the hardest to work with anyway. not worth the time and money.

I will sometimes rebate some commission, but only on the purchase of new homes where the commission is greater than average. I will never, under any circumstances, take a hit on my commission to rebate to a buyer if it reduces me below what I consider an "average commission." I would argue that this is a bad practice to get into.

Thank you, it's always great to get input from the consumer...to many realtors lose sight of what people are looking for...
How to get a listing - WOW?!@ ummm...Seriously it's all about making connections with people (treating them right so you get referrals), and asking for the business.
Coldwell banker has an excellent training program for new realtors and is very in depth. I am not promoting them for working with, but their training is very good.

Well, my fiance is a listing agent with a team at a Remax branch and she has been targeting For Sale By Owner's as well as expired listings on top of the marketing and staying in touch with people. like someone else said, its about the numbers. She picked up a new FSBO listing last night for $350k which in our area is a pretty good listing. The average home value in our area is around $215k.
But rebate back to your clients? No thanks. If a client asked me to do that I'd ask them if they wanted to pay my mortgage this month... Agents or Loan Officers aren't in this business to ONLY help people. I sincerely enjoy helping people and It always feels really good to get people out of debt or lower their payments by a couple hundred dollars a month. But at the same time I'm not going to go broke doing it. I wouldn't ask my mechanic to give me rebate if I referred my friends to him...It just wouldn't be practical or make sense. I will negotiate my commission at times but I'm only willing to go so far. At some point my time and expertise are worth more than what you are trying to pay me for and I will have to pass on the loan. You forget that most of us have to split that money with our brokers. So for an aget to make 3% on a 200k house, sure it is $6,000 but then they most likely have a 5% franchise fee then get 60% of the remaining which would come out to $3,420 then you also have to take into account that they need to put away about 30% of that for taxes. So really they made about $2,400 on the deal....

Get your calculator and figure out how much an agent has to pay for the website, ads in the paper, yellow pages, flyers in the neighborhood etc. as you suggested.............and then you want a rebate on the commission?

The RE company I work for, we offer 1% cash rebate to all buyers with purchases over $100,000. People seem to love it! It doesn't even come out of our commision. Readyrealestate.com
