Be carefull, There was a post about discount brokering and the discussion went on for months. Everyone has principles and they differ. Some realtors close 1 loan a month and some are able to close five. We have over 90k realtors in the state of Georgia alone. Which makes the real estate business very competitive.
To answer your question "how to get a listing"
You need to be persistant and really know your target area. Because the right listing will help your business and the wrong listing will waist your time and the money you put out to sell that listing.

Why do you keep referring to Realtors closing loans? That is not what we do. We sell homes, not loans. You think having 90K agents in your whole state is a lot, try having 16K+ in the Las Vegas valley alone!

Sorry about the closing loan thing, Thats a habit because I do Mortgages
as well as real estate. And, your right we do just sell houses. 16k+ is very ugly for a small area. Makes you have to put your thinking cap on and husttle huh!

I would put the largest focus on your immediate neighborhood in which you live. These people probably know you or know of you. They would be willing to go with you because you know the area better and could also service the home if they weren't around. Once you get your first one, the others get easier as you can show some of your work and how you specifically market your properties.
