I know you have said in your introduction that you are from Canada, but can you provide with your more details on the question you are posing now? Have you contacted a real estate professional yet? Where in Canada are you? Etc.

contact realtor in your area and he will provide you many answers + do the work for you for % of the sale.

well my advise in this regards is find some property portals in your area and list your house over their. Then their are aplenty of chances that you will get buyer very soon.
