FSBO and commission
Hi,
I am going to be selling my house in the near future. I would like to try to sell FSBO. I am trying to keep my realtor costs to a minimum because i will be losing some money on the sale.
I was wondering if a buyers realtor would consider showing my house to his client if i was only paying %1.5 commission. Because this commission is low i would agree to buy my next home using this realtor. The new home would be in the same area, maybe new construction, same price range (300-350K) and ideally i would close on my sale and new purchase at the same time.
So, is this a good reason for an agent to bring me a buyer. At the end of the day the agent will walk away with %4.5 commission. Right?
Also, i know in todays market, nothing is a sure thing but i have completely remodelled my home and am confident that it will sell faster than other homes in the area (providing outside agents are tempted by this pitch).

To get the best results you really need to get your home on the MLS for buyers agents to be aware of it & work to sell your home. Best wishes and good luck with a speedy sale!

Thanks for the reply.
I will definately put my house on MLS if i do not get sufficient traffic (which is likely). But for the traffic i do get, do you think a realtor would be willing to show my house to their clients for %1.5 + commission of next purchase?

How can you guarantee an agent that you will buy another home after you sell your home?

Good question.
I will certainly sign a contract to buy with the agent but no, that doesn't guarantee that i will buy a house as opposed to renting.
Any suggestions.

I obviously can only speak for myself (not other real estate professionals), but I sincerely doubt that I would put much effort into a 1.5 commission (even if you 'guarantee' your next purchase, which is unenforceable anyway). I would suggest you increase it to 2.5, it will only cost you a few thousand more yet it could increase traffic dramatically (the more potential buyers who see your home, the better the likelihood it will sell under terms agreeable to you). I understand that you wish to save money on the sale of your home but it's a numbers game. In order to inrease your chances for a sale you really need to have the listing in the MLS. I am sure your remodeling is lovely but people won't know that unless they come to the home.
