    Default Costs of being a realtor

    I am trying to find out the average cost per transaction. I own rental homes and am deciding between getting my RE license, for personal use, or just use a flat fee MLS service. So my question is....What does MLS cost per year/listing? What about CSS (central showing service)?...And posting on realtor.com?

    What other fee's do yall pay per year?

    You may want to inquire with your local board as to what the fees are, as it can vary incredibly from one to the next. For me, board fees and MLS fees are over $1K a year. Then take in office fees, which will vary dramatically from one brokerage to another. Being listed on other sites (e.g. Realtor) is syndicated. If you arer looking to get a license just to save commission when you sell your own, I would say that most likely (depending on the sales price of your property) it is not the best use of your time, money, and efforts.

    Personally, I'd go with the flat fee MLS; just because the annual costs of maintaining membership with the MLS, plus the continuing education requirements, too me, make it not worth the hassle.

    I am not selling the units, yet am doing up to 5 seperate leases per year. So a flat fee on 5 units @ $400 per listing will cost me $2000 a year. So would I spend more than 2k a year in expenses (MLS.....license....CSS)?
