    Default Just got my first listing! Now what?!

    So I have a listing now, its in the MLS, signs posting, papers signed, now what?!?

    Suggestions?

    Simply being in the MLS is not going to get the maximum exposure that you need for your first listing. What you do for this listing is something that you can use when you go for other listing appointments (i.e. 'as you can see, I have my listings posted in a number of real estate sites as well as on blogs', etc.).     If the listing is over-priced, you will be throwing good money after bad money out your window on marketing. It matters not if you have a cash injection backing you. Don't waste your time/money on other over-priced "marketing" systems out there: you're marketing an over-priced home. (if this is the case).

    However, I suspect you're like 99% of the rest of us. You don't have the ability to p/u the phone and ask whomever for X dollars for marketing, gas money, etc.

    Do your best with what you have. There are times (such as now and maybe for a while if you don't have the financial backing) when all you can afford is just the MLS.

    Make sure the home is on Craigslist, Zillow, Trulia, R.com and any other websites you can get it on to maximize the number of buyers that will see it.

    I would strongly suggest hosting an open house. Also make some Just Listed flyers and try to talk with all the neighbors and be sure to mention when the open house is going to be.

    Consider hosting an agent open with FREE LUNCH and a gas card giveaway to get other agents to see the home in person.

    Print flyers to put both inside the home and outside. For flyers at the sign, basic info and price should be OK. But for flyers inside the home try to put as many details as possible, include copies of any disclosure paperwork, a plat of the lot, HOA info, property taxes, school info, room dimensions, utility companies and the average bills for the prior year.

    You need as many high quality pictures as possible of the home and upload them to the MLS and other websites.

    Consider uploading a video to youtube of the home.

    Don't forget to put an ad up on kijiji. You can lsit a free ad or you can pay a few bucks to get maximum exposure. One thing I would suggest is to pay the $4.00 to get a link to your web site.
    Also, as others have suggested, do a couple of open houses so that your client can see hat you are putting the time in. Who knows, you might pick up a buyer who isn't really interested in the property you are marketing but would be willing to take you on as a buyer's agent.

    Get your home on as many websites as you possibly can. Exposure is the key. Should not take long to get showings if the home is priced accordingly. Once you have some feedback you'll be able to pass that along to your sellers.

    Create a website for your listing and post it on places like Craig's List to try and capture buyer leads. Hold open houses and stay in contact with your seller. Also try and generate referrals from your seller. If it doesn't get activity get price reductions until it does.
