    Default Residential Real Estate

    Hello,

    I am in the midst of having some outside repair work done and want to know what are the seller responsibilities such as certifications on the condition of the house? I expect to place my house on the market by the end of April. I live in Philadelphia, Pa.

    In Pa, you as the seller are to fill out the twelve page "Seller's Disclosure". You are to report KNOWN defects and such and any renovations you made. Just fill it out the best you can; you're not an engineer. Your agent should supply this paperwork.

    What part of Philly? Malvern area? Penn Wynne? Folsom? That's some choice RE by that bridge man.

    I am from Northeast Philadelphia in the Wissonoming section. There are no known defects. But I am sure I need some certifications as to either the electric, plumbing, roof etc or are these part of the sellers disclosure?

    The disclosure asks the homeowner simple questions:

    Did you install any new ________(flooring, additions, roof etc).
    When _____
    Where permits obtained _________
    Do you know the condition of the septic ________
    When was it last pumped __________

    Again, you're not an engineer, just answer the questions the best you can. You're not required to remove a part of your living room wall and inspect the Romex.

    If you want to sell your home, a good selling point is to have a Certified Home inspection service, inspect your home and give both that inspection report (usually a three-ringed binder type) AND the Seller's Disclosure to any prospective buyers. Why? Because it'll be one last thing they'll have to worry about (and pay for). It's a good selling point.

    This will be my first sell and I will contact a real estate agent and let him handle all aspects of it due to my busy schedule.
