    Default Taxes on investment properties

    Hello,
    I know one typically is obliged to pay taxes on rental property income, though I am wondering if one is allowed to recoup their downpayment before paying taxes. For example if a $20,000 downpayment is made on an investment property, and the property generates $400 per month profit, is this profit taxed right away, or can one wait until the downpayment is recovered?
