How do you know if a realtor is capable of getting the best REO listings in your community of interest?

Most are Capable
Most REO listing are listed for sale on the local Multiple Listing Service, (MLS). Every licensed real estate agent in your area should have access to the MLS so don't worry about this when choosing an agent. I believe almost every bank in the country requires their properties to be listed on the MLS in order to ensure that the property received maximum market exposure.

Most REOs do get listed with an agent on the MLS.

I think you are asking which reo agent has the best connection or most direct source. You should ask the agent if they are the "listing agent" and how many they have. For example if an agent is working with equator or reoprep then they are getting the listings. If an agent says they have access everywhere they may not be, and just relying on the MLS. Even though we have to put all listings in the MLS now we still many times have a deal "double ended" before that happens.

Remember that if you go directly to the listing agent you will not have agent representing you as your agent. They may enter into a dual agency situation, which means they work for you and the bank also.
