Default renting limitations/caps in certain places: really?

    Hi everyone,

I have been told by an agent that there are certain single family homes that are subject to renting limitation: the community sets the % of homes that can be rented out, and when that % is exceeded, no new renters are allowed. The landlord has to leave the house empty, or occupy it himself, but he can' t rent it out anymore as the % cap is reached.

Is that right? I thought this limitation was only in use for condos, but they told me it sometimes also applies to single family homes.

    Thanks

This is very common in condos but I have also seen instances of single family homes putting limitations on rentals as well.
