    How much should I give back to my client at closing to try and get a referral out of him?

    First of all, I'd make sure that you can "give him money back at closing". This may or may not be legal.

    Second. I've never 'bought' a referral from anyone, so I might not be the right person to reply.

    I'd recommend changing your position a bit and focusing on great customer service and then the referrals will follow naturally.

    Third. Save the money and go spend it on some good business by referral training. I think you'll find that to get referrals all you have to to is provide stellar service and then ask your client that you would appreciate helping is his friends and family when they are looking for the type of services you provide.

    I could be wrong, but trying to buy referrals seems smarmy.

    Yeah I would agree. Trying to buy his business doesn't seem like the way to go. Trying to build and strengthen the relationship with him and maintaining it does. Call him the day after the closing and then the following week. Call again after a month, then six, and then after a year. Call him every year after that and wish him a happy anniversary of buying his home from you.

    Some agents do closing gifts and they are probably best given after the closing, because him paying you a commission is fresh is his mind at that point.

    If you do a good job for them thay will be giving you referrals anyway. Save your money.

    I'm in the state of Texas as well, and we can't give more than $50 for referral fees. However, you can do all sorts of things like take them out to dinner or whatever you feel is appropriate.

    I do agree that a great job will lead to referrals as long as you ask for one. I always start my relationship off by planting that seed early on. When they compliment me on something (and I make sure to give them lots to compliment me about), I always say things like, "That is sooo nice of you. I just want you to feel good about referring your friends and family to me."
