    Default 10% yearly NOI in the US: possible?

    Hi everyone,

    Is it possible right now to get 10% net annual income on residential properties in the US? Buying cash at current prices, so no debt service, and renting out immediately. Accounting for all expenses (taxes etc). To me it seems that yes, prices are so low that in some cases the annual NOI will exceed 10% of the buying price of the property. But I' m not sure I factored everything in so I would like confirmation from the pros here.

    you will not get at most of the states but you will definitely get 10% around las vegas, nevada, florida etc where the boom is starting(in nevada already started). so you will get your expectations there. but you can't get that around CA and other places in just 1 year. not possible.

    ok guys, thanks. Anything north of 10% is fabulous as far as I' m concerned. In Europe I can barely get more than 5% where I live.
