    Question Split a Listing Between Realtors?

    Hi,

    I have a large (90+ acre) piece of property within 30 minutes of a large West Coast city that I have been trying to sell for the last 8 months. Its quite unique as it is the largest parcel that close to the city. I'm in no hurry to sell, but feel like my agent (who I'm a personal fan of and knows the local area well) may not be accessing the national and international community where good potential buyers might be.

    Is there a way to split the listing economics between the local agent (who would be best equipped to show the property) and another agent (or group of agents) who might have access to better buyers? Is there a solution that I might not be thinking of?

    Just make sure your agent has the property in your local MLS so it is available to a bigger pool of buyers. If he is keeping it as a private listing you won't get as much for the property.

    It also would be a benefit if your agent had the property listed on the internet. There are a ton of sites to place ads.

    A listing can be split anyhow you want it, but I don't know if that's in your interests really.

    Marketing abroad can be as simple as identifying your target and having your agent do some direct/targeted marketing to those people or groups.

    I marketed a 400+ acre ranch in put it in an agricultural periodical that covered Idaho, Montana, Nevada, Oregon, Washington and maybe a couple others and wound up selling the property (in Idaho) to a rancher from Nevada.

    Selecting an agent who knows the area is good, selecting an agent who will actively (not passively) get your property sold is great.

    Your agent should also be actively marketing that listing to foreign estate agents. If they are not doing such then you are correct suggesting he is not doing what should be done. There is no need to add an agent, but you should contact him and tell him that you want him to advertise directly to commercial agents in XXXX counties. Communication between you and your agent is vital and he may just have overlooked foreign advertising.
