    Default Snow removal before closing

    Hi,
    Can anyone help me with a question, please?
    I am buying a house, vacant, estate sale, P&S signed.
    The sellers children do not want to plough the drive and path.
    Do they not have to provide free and clear access?
    There is already a foot of snow on the ground and closing is not for another month, I am worried it will ice up, and I'll be stuck with it.
    If on the day of closing its all iced up, is this a breach of contract, and can I get my deposit back, if its a problem?

    I don't believe that free and clear access means the snow has to be plowed but then I have been wrong before.

    I think they don't have to do it as now it's your obligation to plough the drive and the path. Why not just ask them to do a favor for you?

    I would demand that it is taken care of prior to closing. In this instance, I would seek an attorneys advice.
