    Default problem with agent??

    i'm a first time home buyer and my agent is also new. i'm getting frustrated because i've been looking for almost a year and i feel like he's making me do his work. i always select the properties to see and he never looks at them beforehand. so, i end up wasting my time going to look at homes that are nearly condemned or have obvious problems. isn't the realitor supposed to be the one to find properties according to my preferences and then show me the ones he thinks i would like??

    There's no set rules for what services an agent can/should/will provide. As an experienced agent, I find it the best interest of the client relationship to sit down beforehand and lay out expectations from both parties.

    I have buyers that prefer to spend all night surfing the web selecting the properties they want to see, and I have others who want me to do it for them.

    My guess is that neither of you sat down to discuss anything beyond wants and needs, location and price....right?

    Most agents are going to tell you to ditch this guy but I won't. I'm going to tell you to sit down over a cup of coffee or whatever beverage you prefer and get to the nitty gritty about what you expect. If your agent can't follow through after that, then seek another agent.

    I'd call myself a great agent, but I'm no mind reader. In order for a transaction to close smoothly, both the buyer and the agent need to be on the same page with the expectations clearly outlined! Both also need to be realistic.

    There's a part of me wondering why you've been looking for a home for over a year. Perhaps your agent doesn't think you're motivated and is spending his time in what may seem like greener pastures. Realtors don't get paid by the hour and so we have to work with people as they need it. If you're not expressing motivation, its likely that your agent is working on more pressing matters. This can be challenging for newer agents especially. They usually have a difficult time qualifying the motivation and need of clients and tend to forget about the ones who aren't in as big of a hurry as the others.
