    Default Becoming a Realtor...

    Hi,

    I am thinking about becoming a realtor. I live in TX and I see that it costs around $1500 for the classes and license.

    Assuming I've got time to spare... Any reason why it would not be a good idea to do this and represent myself the next time I sell/buy a house?

    I'm nearing the stage where I will be selling my $250k house and will be purchasing a $500k house.

    So the 3% commissions would be:

    $7,500 for selling my house
    $15,000 for buying a new house

    That is a lot of money. Couldn't I just represent myself and get the $22,500 in commissions?


    Any reasons why this doesn't make sense?

    Remember the 3% you quoted will be split with your broker/company!

    There are other costs in addition to the classes, test and license such as MLS dues, desk fees with the company you decide to go to work with, E & O insurance, marketing costs, etc etc. Depending on the split with your broker, the additional fees, marketing costs & taxes, you may actually be looking at much less than the $22,500! It adds up quick when you first get in the business.

    Also can you avoid becoming emotional when it comes time to negotiate the sale of your home?

    What if the broker requires floor time?
