Release of lien not received, nor title transferred. Do I have any liability after I move out?

Buyer was approved with two incomes which is no longer the situation. He has paid cash and my mortgage is cleared. I am only waiting for paperwork to sign over the title, but have rented another place for myself.

If I leave the mobile home empty, am I responsible for damages done? What if he won't meet to transfer the title. Is it still mine? Can I transfer the title to the park management?
