    Default Using more than one realtor to rent a unit.

    Hi,

    I'm trying to rent a 5 room apartment, first floor of a two family house, nice town and area.

    It's been on the market for 2 months and it's still not rented. I realize that the rental market in the boston area is a tough one right now, also the time of year isn't in my favore. We have it reasonably priced to attract a tenant.

    My question is: Should I think about listing this with multiple realtors? I've been hearing mixed opinions about this and would like to get your feedback.

    First, what is in the listing contract with the agent you already have? Your only option legally may be to terminate the agreement with this agent and enter into another exclusive agreement with a different agent. Are you that dissatisfied with the agent?

    Second, this is exactly what the Multiple Listing Service is for. The property is out there for every agent who is working with a potential renter to see, and these days, it's out there for every potential renter who surfs the web to see, as well. It doesn't matter which agent lists it, what matters is that agents and renters see it on the MLS.

    Third, is it on craigslist? Has the agent used additional marketing tools?

    Fourth, it may be different in Boston, but around here it's not at all unusual for agents receiving calls about rentals to hand them off to someone else, with the comment, "I don't do rentals". Too many headaches for not enough return.

    Try to advertise your house yourself if you are satisfied with the agent. I don't think that mulptipal agents are legal. Try to rent by using the web or even some papers. Reconsider the price again and show that you house is the best.

    Hi if you have an expertise on that field why not advertise your property on your own if not much better if you seek the help of an experienced real estate agent.
