    Default Lying About Sq/Ft???

    Q: I made an offer on the house, and it was accepted. Afterwards, I checked the tax records, and discovered it is 2,184 square feet. The listing sheet says it is 2,400 square feet. I feel so angry that I am considering backing out of the deal and suing that lying listing agent. What should I do?

    If the listing agent can provide you with a certified inspector's inspection that shows the square footage is 2400 and not 2100 then it's really 2400 and not 2100.


    If he cant then he could lose his license or get fined for this, most likely. He could have accidentally added on the square footage of an addition on the house that hasn't yet been certified by an inspector.

    Ask your agent how to proceed.

    What do you mean certified by an appraiser.
    Appraisers dont certify additons..

    This is actually more common than you would think. Many times it is the tax record that is incorrect. I would have your agent check the floor plans if the home is located in a subdivision and ask the seller if they have an appraisal from a past refi. One way or another the actual sq. ft. should be determined.

    I do apologize, I was typing in a rush. I meant a licensed inspector.

    Inspectors inspect additions.

    Sure you should something and the inspection is really necessary, but may be it's the case when the agent haven't seen the house being sold. Once i had such a story. But I think your agent can have some problems if everything is revealed.
