    Default Getting home ready for showing, have a question..

    Hi. Well Im hoping I can get some advice on this. We are about to put our house on the market next week. We are losing 55,000 on it and we are going to have to do a short sale.. There are also foreclosures in our neighborhood so our house will have to compete with those too.. Anyway, we are trying to do what we can to clear out clutter and make the house look better.. I think we have done a pretty good job so far, though it will be a challenge keeping things organized and clean with 2 small children around! Anyway, my husband and I are having a debate about my daughters crib. It has been in the bedroom with us for awhile now and I would like to keep it that way.. but everyone (including our realtor) is telling us that it will be best to move the crib to our daughter's room. In my opinion the crib does not take up all that much space (and the bedroom is pretty spacious) and I dont think it detracts from the room.. but that is just my opinion.. Obviously others have different opinions.. But Id like to hear from different realtors what you think about this.. Is having the crib in the bedroom a dealbreaker for buyers? If I were a buyer it wouldnt make a difference to me whether there was a crib but I dont know what the majority of buyers would think.. Is a buyer really going to turn down a house because of a crib in someone's bedroom? It is important that we get a buyer that REALLY wants our house though because they will have to wait a couple months at least for the short sale to go through Im sure.. Anyway my husband is dead set on moving the crib so I am kind of losing this battle, but if I could get some others opinions on this I would really appreciate it. Thanks all for listening!

    Ok, i going to act as a buyer .For me it's better to have a house cleaned and empty, so that i had i chance to redecorate everything according to my taste.I think everyone agrees with me.
    If you want to sell your house quicker, try to make it attractive and visible to public!

    What the heck??????

    I think you need to step back for a moment and see the big picture. I would think most buyers in love with their potetial dream home would be able to see past the crib....

    Some buyers are looking for a reason, any reason, to say no. Do not give them anything to dislike. The foreclosed homes will be empty, making it easier to imagine the home as the potential buyers want it to be.

    Your advantage is in making the home more attractive to potential buyers than the foreclosures. Good luck with your short sale.

    I appreciate all of the different opinions! Didnt even think about foreclosure homes looking more spacious... then again, arent most foreclosures homes left in bad shape?

    Sometimes foreclosures are in bad shape, sometimes they are not. But the price will be based upon the condition of the foreclosure, local market conditions, etc.

    You must be realistic when pricing your home because when competing against foreclosures, the banks do not look at the price with any emotional attachment.

    But like I said, you have an advantage in being able to make your home more attractive.

    Thanks markbrian. We are thinking of doing a little decorating, not alot, but we have to find things that cant be broken, torn up, etc, because my kids would do it in a second lol

    Paint is a great cheap improvement, if you select tasteful, neutral colors.
