mentioning master deed in used condo DOAS?
Hi, original condominium developers includes very detailed statements
in their Deed of Absolute Sale like mentioning the TCTs where they acquired their lands and identifying the MASTER DEED as in the following example which I got in the internet:
"the SELLER/VENDOR
is the absolute and registered owner of the hereinbelow described “
UNIT of condominium project , known as THE KONCORD
hereinafter referred to as “PROJECT”, on a parcel of land
consisting of four ( 4) parcels of land located at ________ with an area of SEVEN HUNDRED FIFTY NINE (759.00) sq.m., more or less, duly covered by Transfer Certificate of Title Nos., 199258, 199259, 199260 and 197984 issued by the Registry of Deeds ______, established in
accordance with Republic Act 4726 by virtue of that “AMENDED MASTER DEED WITH DECLARATION OF RESTRICTIONS” located in _______, herein to be called the “MASTER DEED"
-------------
back to me Kyle, well. When we are selling used (or 2nd hand) condos, do we have to include the above detailed statements too or can we just mention the condo for example KONCORD located in certain street and use simple
statements like used in ordinary houses and lots Deed of Absolute
Sale without having to mention about the Master Deed??
Thanks.
