I think: Frontage. How close is the nearest road? Is it county maintained. How close are the neighbors with their four barking dogs they leave in the garage all day while they're both at work. If the property is surrounded by an abandoned mine or does it but against State Land and if it's State Game land, the new owners will listen to shooting guns all day, every day, 7 days a week. Is the property in a "development" that have their own set of hundreds of bi-laws that forbid the new home owner of all people to even breathe out of turn on their own property. Is it a gated community? What are the annual dues? Is there any mold whatsoever and where is it and how much is there. What's the condition of the roof, appliances, floors and size of basement and is it finished or not. How is it heated and cooled? Central A/C or window units? Propane heat? With today's "energy" crooks ripping off the public? Where's the nearest town? Where's the nearest Home Desparate or Lowes. Is there a major business like Walmart or IBM nearby? How far are they? Where's the police station and schools and how far of a drive are they? Where's the nearest fire hydrant? Septic? Sewer? When was the last inspection on the septic. Taxes, when was the last re-assesment and did the current owners fight it? What's the neighborhood look like at night? Spooky dark? Or just normal with some street lights? How about a Friday night when everyone in town is pumped for the weekend? Drugs or wild freakin poker parties till 3am in the neighbor's Section 8 driveway next door? How many amp service does the property have and when was it upgraded? Any house with anything less than 100 amp service will DEFINATELY require an upgrade with today's modern electrical needs and families being as large as they are. Garage? Carport? How large? Attic? renovated/liveable? Is it against local laws to have a mother/daughter situation or was it grandfathered?
Exterior condition. How much total square footage and how many bathrooms? Descent size bedrooms? Full masterbath or just a half bath? Closet space, how much, upgraded with modern shelves or the 'ole wooden dowl across it? GFI near ANY water source? Modern double-pane Anderson windows or are they from 1951? Water pressure? Water softener? Hard-wired smokes or battery only? In each room and/or floor or just a few scattered around willy nilly? How big is the driveway? Is there enough parking for the new homeowner's friends? Off street parking? How long have the neighbor's lived next door? Did anyone meet them? Did they butt in to the homeowner's business while they were scoping out the place? Did the potential buyer get that feeling the neighbors will be calling the cops on them if they even think of breaking one of the hundreds of bi-laws?

Make sure the place is safe, near to major roads, have good atmosphere, close to neighbor, a peaceful environment of course. And finally, fits to your budget.
