FHA Appraisal Denied, Saying only 1 Appaisal every 6 Months
We sold our home and the deal fell through three days before closing due to financial issues on the buyers part (owed Uncle Sam past year funds). We immediately put the house back on the market and sold within a week.
So, today is appraisal day on my home (again). Appraiser has been told she cann not do the appraisal due to the fact another FHA appraisal was conducted. They say they can only allow 1 per home every 6 months. Each buyer on my home has utilized an FHA loan.
The woman buying my home, her lender is trying to contact the first purchasers lender to obtain the "case number" on the first appraisal to no avail. Apparently they might be able to use the same appraisal (it is less than 3 weeks old), but they are not able to get the case number cleared. I may not have the exact terminology correct here.
My question is, has anyone heard of this before - and what is our recourse? We are to close on September 14th.
Thanks!

Update....
We just learned the first man to purchase my home NEVER PAID for the appraisal, and somehow they believed this new financer was with the man and they were holding out due to non-payment. (How on earth do you have an inspection completed without payment??)
The agents have spoken to the new lenders and the appraiser, now realizing this is a completely different buyer. The new buyers banks is investigating if they can have the new buyer simply pay for the appraisal done three weeks ago and use it. The numbers were 3K higher than the house sold for, so we are happy with the results, should they be able to utilize the same report.
I am utterly flabbergasted at all the tiny things that fall through the cracks. It never ceases to amaze me.
Anyone else hear about something like this? I hope they allow the new woman to use the appraisal and apply her funds toward the last one.
Thanks!

Never ever think your home is sold or you have bought a home until it closes, so many things can go wrong at the last minute, and often those last minute things make no sense what so ever.
The last closing I had the buyer had to pay for the appraisal upfront, because of appraisers getting stiffed for the bill.Mark Brian Silver Star Real Estate

Update -
I still cannot believe an appraisal was ever completed prior to payment, BUT, this time it worked out in our favor.
The new purchasers lender agreed to let her pay for the already completed appraisal and transfer it to her. SO - no need for another appraisal - all done!
Indeed there are so many small cracks in purchashing and closing a home it is a wonder we all live in houses!
Thanks.

Your story is a fine example of why there is a need for REALTORS. This is where we really earn our money and develop our ulcers.
