    In most states you can not advertise another agents listings.

    There is a system is place to handle the co-brokering of listings and it is the MLS system. There are lots of rules that need to be followed.

    Your post shows you do not understand anything about how the system works which leads me to the assumption you are not licensed which opens up a whole new can of worms.

    I think this was meant to say agents for the same office can feature each other's listings in advertising, and that's because the listing contract is between the broker and the seller. What is against the state licensing laws is for a salesperson (who is only licensed to act as an agent for his or her broker) to advertise the listings of a company/broker with which they have no affiliation.

    Beyond the license violation issue, "procuring cause" has nothing to do with advertising. It has to do with bringing a buyer to the table.

    Agreed. But even someone who isn't licensed could pick up a book about real estate at some point and find out that every real estate salesperson must be affiliated with a broker or builder, because there's no independent practice of real estate sales.

    Default I am Licensed

    I just haven't physically received it from the state yet because the office just sent my $83 and my application to the State yesterday!

    Yesterday was my 2nd day on the job. The broker told me to come back to the office next week, when the first class on Rentals begins. I don't want to wait till next week to begin learning. So, I went to their kiosk in the local mall and began talking to a veteran associate who wasn't doing anything at the time except watching the "store". So he showed me the MLS system and Larios and how to print out the paperwork with the pics and what to give the prospects and what I keep and where the electronic lock codes are on the screen and what the original price was, etc, etc.

    On my way home Greg, I was waiting on line in a development up here to get a map. I began chatting with people on line ahead of me. They happen to know my distant cousin and want to buy in the area. I referred them to this veteran associate at the office I'm now employed at because I don't have my license yet and began thinking about my original question.

    It's that simple, but I don't want to bore anyone. Ok?

    Default New Agent Training

    Hello Chris-

    I'm not quite sure what the licensing procedure is in PA. But have you actually sat for any real estate classes yet ?? The reason I ask - the answers to your question are covered in any new agent training course.

    Questions concerning the topics you posted are sure to be on any RE Licensing exam.

    In any event - do yourself a favor - go to Ebay and buy yourself a book called "Modern Real Estate Practices". You can buy a used copy pretty cheap - and it will be a valuable reference for you as you begin your new career.

    My license app. is enroute to the State. I passed both State Exams (Fundamentals and Practice) back in April. I began studying in September of 2008. The classes my broker and you are referring to begin on Monday or Tuesday. The first one being "Rentals".

    I'm anxious to get going and want to learn the MLS system and get my business cards to pass out to everyone I meet. I don't want to wait till Monday to take a class and then take things step by step by step: I want the escalator when it comes to getting going, right away. I'm anxious now, right now. Yes, there are things I'm currently doing here at my home office like reading the maps and locating the various development locations and designing a website and SEO, etc. But this isn't putting food on my table.

    I'm thankful to the associate at the kiosk yesterday, because he not only showed me the MLS system but where all the areas our listings are and basically how to get to them and he told me I could go out with him anytime. He also hooked me up with his contact at the bank. This sort of education, I'm not going to get at a Rentals class nor is that class going to put food on my table any quicker, but I know what you're saying Glen.

    My initial question was due to the fact that I think out of the box and I got clobbered for it. Ya know? It's like "Sorry. Sorry that I think out of the box".

    I've got hundreds of ideas. Obtaining my RE license is just one step in the right direction and in a few years time (due to the bank's rules for obtaining financing), I'm going to have people working for me. In fact, I had an idea years ago that would have put Verizon out of business, but Motorola had the patent already and anti-monopoly rules would have applied hence Verizon still ripping off the public.

    Yeah, it's easier and cheaper. And I asked the broker yesterday from my office about advertising OUR listings and the simple, two second answer was: You have to get permission from the listing agent. Gee, that was painless. She didn't beat me up for asking.
