    Default just asking

    say a agent finds someone who would want to buy my home but im not contracted with their company can they make the transaction happen between the 2 partys and pocket a fee on the side for doing it like making theirself extra income. say normaly contracted id own the company $15,000 but this sale is done on the side and i pay the agent $5,000 for them doing the paperwork. $5,000 is hard to turn down & better than nothing. Can this happen?

    In your Introduction post, you mention that you "don't know how real estate works" so here are some facts about that. The word "agent" in real estate agent means agent for the company or broker. When a home owner lists their house for sale through a company or broker, that contract is between the seller and the company/broker; the agent is only there to represent the company or broker to you, the seller. Which is by way of saying, a real estate salesperson must be affiliated with a company/broker in order to have a valid license from the state. Real estate salespeople are not licensed to practice independently. To put it another way, it's not only against company rules, it's illegal for an agent to accept money directly from a seller who has no relationship with the agent's company/broker.

    It seems to me that you will probably have more luck getting cooperation from local real estate folks if you stop trying to solicit them to take money "on the side" or "under the table" because, not only could doing it lose them their occupation, but you seem to be assuming that real estate agents are eager to make a dishonest buck.

    If you're going to sell it yourself, it doesn't cost you anything to get 3 agents to come out and give you their market analysis and suggested selling price. Pricing your property at what you "need" to get from it will not help it sell -- it has to be priced at what a buyer will pay, based on the local market.

    Pricing the property correctly and using a good local agent to sell it are the two best things a seller can do to get their price in the least amount of time. Even if you won't do the second one, the first one is a must.

    my intentions arent ment that way. I was thinking like a man who has the knowledge and skills of carpentry & works for a company. Saturdays he is off & uses his skills to make a few extra bucks that goes directly into his pocket and not to his boss/job etc. I was wondering if a agent can do this.

    Agents are not allowed to accept any money directly as a result of a real estate transaction, unless they are either buyer or seller.

    All commissions - which is what you're referring to - must be paid to the broker. The broker, then, pays the agent.

    Brokerages normally won't accept a 2/3 discount on commissions.

    In Arizona, what you are contemplating is defined as a felony.

    Real estate sales, in this or any other market, don't just happen on a Saturday afternoon. You need professional representation and I'm going to guess that based on your posts, that what you pay for that representation will be saved in peace of mind after the transaction (avoiding lawsuits) if nothing else.
