If you are trying to buy a builder house you should check the following things.

    Insulation,
    The structure,
    Kitchen & bath fixtures,
    Electrical system,
    Fireplaces,

If you have believe in astrology then you have to check the position of the main door which faces.
    Work hard and think innovative,

Please contact a local (and experienced) real estate sales person. These people have lots of information and have worked with lots of people just like you and facing many of the same issues that you are.

You are correct in that there are many decisions to be made. The advise of someone experienced in the kind of transaction you are thinking about will be invaluable.
