    Default Had our inspection done - what do we ask to be fixed?

    Made an offer that was accepted and had our inspection today. No major defects which is great. The inspector did note a few things and we are not sure what to ask for at this point.

    Roof Ridge - some of the ridges were coming up and a few nails had somehow come up. Recommended replacing the entire ridge (1200sqft home)

    Sump Pump - The back yard slopes towards the foundation and while it is only damp, there is no sump pump installed. Recommended we install one

    Vapor Barrier - This is a modular and the original blanket was removed. The insulation was installed upside down and the plastic barrier was no complete.

    Bath faucet - The hot water knob came off and the screw was stripped and it would not go back on. We don't want to have to replace it by going into the wall, if required

    Everything else was pretty good. We feel as if the vapor barrier is a must along with reinstalling the insulation correctly. We think replacing the bathtub faucet is something we should ask for.

    Opinions?

    It never hurts to ask. Ask for it all. Get estimates for all of the work required. Be prepared to accept cash at closing to do the repairs yourself. The real question is what do you do after they respond to your amendment.

    One last thing. Is it even somewhat reasonable for me to get quotes of parts/supplies only and do the jobs myself? For example, using the cost of a crawl space sump pump package which includes the liner? The cost of the ridge materials and so forth? Or do they need to be quotes directly from a contractor (whose quote would surely be higher)

    Your time is worth money also. Get the quote from the contractors (but get reasonable quotes not inflated ones). If you decide to do the work yourself, congratulations. You have just earned yourself some sweat equity.

    The real key here is to follow the golden rule and do unto others as you would have them do unto you.

    If the roles were reversed and you were the seller would you feel you should do the repairs if the concessions were asked? Most likely you would if you had received an offer that has met your needs. Similarly, if you had already made concessions and were selling the property with a large discount you might feel that the price reflects condition.
