What kind of investment (rental, rehab and rent, rehab and flip, land development/subdivision, etc...)?

Craig is right, what type of investment are looking to do? Rentals could be totally different from flipping etc. You could use absoprtion rate as one metric of the resell health of the market.

good market
I am interested in flipping a few properties to start. Sounds good to me that any area will have good potential for investment. What is absorption rate??

Investment
First, new investors should have the advice if an experienced professional. This will help avoid many pitfalls.
In addition, you should probably not be concerned with "good" or "bad" markets. The only 2 observables about market condition are how many properties are there in inventory (for sale now) and howlong does it take to sell them.
Any property that you have interest in will have to be negotiated to a price level that will allow for the desired roi given the market conditions.

When interest rates are low and the home is in a good location. Right now is a good time to invest.

Its these kinds of broad sweeping (and often unfounded) statements that get real estate sales people sued.
Good investments take into account the purpose of the investor, the roi, the time required, and the level of risk as well as other factors such as diversification and other real estate owned and real estate experience.
Work with someone who has some experience.
