how much is a golf view worth?
Hi All,
I want to make an offer on a house that is in a golf course community in phoenix. The house is listed at about 279,000. When our realtor ran the comparables he found that it should be around 265K. The comparables included a lot of houses that were quite different from this house. But, there were three houses that were almost identical floor plans, built around the same year and had some features that this house lacked.
Offer house description - normal sale, same floor plan as others, no pool, no golf course view (have a neighbor behind fenced backyard), no paint and no upgrades in the house but in good condition. Asking price is $279,000
House#1 Sold at $270K normal sale, same floor plan -golf course behind fenced backyard, vaulted ceiling in master bedroom, central vac
House#2 sold at 267K normal sale - same floor plan, golf course view behind their backyard and no one to the right side of the house, pool
House#3 sold a 255K, short sale - same floor plan, not a great view and has a built in grill and a pool.
Basedon the recently closed houses with same floor plan in the same community how much should this house be priced? how much value is having a golf course behind your backyard ?

You left out the most important feature on all of the properties.
Where on the golf course are they located?
A house on a green has way more value than a house looking at the tee. Why? Because on the green the golf balls are being hit gently and on the tee the golf balls are being whacked all over the place including the yards and decks of the adjacent houses.
Likewise a house sitting at the dogleg will experience golf balls bouncing off the house.
You need to investigate the pattern of how the game is being played behind the house. I have seen house with holes punched in the vinyl siding and chicken wire over the windows to protect the glass. If you have never heard the sound of a golf ball hitting the side of a house you are in for a surprise.
So, to answer your one of your questions, there are some locations on a golf course where the view is actually a deterrent and brings the value of the house down.Last edited by Greg; 06-20-2009 at 05:14 AM.

he you are right, you cant' know the value of a property without proper information, and these types of properties are actually called toxic properties because they have their best trait as their biggest weakness.
imaging buy a home thinking that it is in prime location on a golf course, only to find out that home is at the center of it, and it gets hundreds of balls hitting its' balls all the time. you will be really surprised.
