I've recently become interested in foreclosures. I was wondering a few things about a foreclosure auction:
  1. How is the starting bid determined?
  2. How are the existing residents evicted?
  3. Why would the 1st bid be above the starting amount if there are no other bidders?
  4. What money could a winning bidder owe that is not disclosed at the auction?
