at witt's end...
I am at the end of my rope with local realtors.
I want to sell my house. I do not need to, just want to.
This is a small town-very small.
RA here will not advertise in local papers- as this is a tourist town, I would like them to. They advertise in:
MLS
Local MLS
Their own website
3 places!
They do not believe in open houses (that I really don't mind)
I am disabled. It is difficult for me to make the house spotless- which I WANT to do if someone is coming. (no, I can't use a housekeeper).
Because of my disability, I don't want to clean/leave for a lookie-loo. I have asked for a letter of some sort- bank stament of available funds, pre-approval letter- whatever the correct term is.
I had the house listed for 6 months- at the end, the RA affirmed that he NEVER got 1 pre-letter! He also let in a Workman's Comp person who was 'spying'. I found out it was a WC person by my own means. He didn't even get her name! The phone number she gave was 'not a real number', the email site did not exist.
Due to my illness, I ask for either 'no shoes', or use provided shoe covers.
The last looker- or RA- whoever- walked into the master bedroom with white carpeting, and not only 'tracked' in dirt, but you could see where they stood in one place and turned around, leaving their feet in the same spot- 'grinding' soil into the carpet. I have had it professionally cleaned 2 times- it still won't come out. (new carpet).
I am looking for another RA- but they all seem to have the same attitude here. They won't do any advertising that will cost money- won't abide by my wishes- I am not wanting 'the moon'.
My lawyer said the RA here are 'worthless'- he told me that before I used one. Now I know why.
My house was recently appraised at $300-325,000. The RA will only get a $500 deposit- he feels that 'people just can't afford any more these days'.
Well, if they can't afford a deposit- how are they going to afford a mortgage. He won't do a 'non-refundable' deposit, yet states that if a deposit is kept because a buyer defaults in a way that I am able to keep it, he gets 50% of it.
I do expect some inconvienence- maybe dirt on the tile, leaves- from opening the door in the wind- but I do expect them to abide by what I have asked. He readily agreed before we signed the contract!
At this point, I am ready to try to sell it myself, with my lawyer doing the paperwork. At least I would advertise- although I couldn't get into the MLS. I have asked if any RA would do a 'basic' listing- just put it in the MLS- I would do everything else- for 3%. Nope- they will only do a full listing- and out here a commision is 7%.
I have both bought and sold several homes, although not in this area.
My mother sold a house here- she had 3 days to leave- unfortunately, she had a stroke a few hours after closing- so was in the hospital. The furniture was gone, but all legal papers and some personal things were still in the house. The realtor told the buyer, 'well she's in the hospital, so you can move in now'- day after closing!
The RA are sooo unprofessional here- I just don't know what to do!!
